Director of Maintenance / Direktor hotelskog održavanja (m/ž)
At Falkensteiner Resort Punta Skala, we pride ourselves on delivering exceptional guest experiences in a luxury seaside setting. We are looking for a hands-on, experienced Chief Maintenance Officer to lead all hotel-related maintenance activities across our resort's premium properties. This role focuses exclusively on hotel maintenance— including guest areas, back-of-house, spa, and public spaces—while working closely with the Facility Manager/Technical Director, who oversees the broader technical infrastructure and technical center.
JOB DESCRIPTION AND RESPONSIBILITIES:
- Oversee maintenance of hotel-specific infrastructure, including guest rooms and suites, lobby, reception, corridors, elevators, spa and wellness facilities, restaurants, bars, kitchens, pools, fitness, recreational zones, staff areas and laundry.
- Ensure all building systems supporting hotel operations (HVAC, lighting, water, plumbing, etc.) function flawlessly.
- Manage the computerized maintenance management system and service request ticketing tools – Flexkeeping
- Quickly respond to breakdowns or guest-impacting malfunctions to uphold 5-star standards of comfort and safety. Implement a hotel-focused preventive maintenance schedule in coordination with daily operational demands.
- Collaborate daily with the Facility Manager/Technical Director to ensure integration of hotel maintenance with resort-wide systems (central HVAC, technical centre, desalinization, pool system, waste water, BMS).
- Support shared utilities and planned technical upgrades across the resort.
- Act as the hotel maintenance liaison to General Management, Housekeeping, F&B, Spa, and Guest Services teams.
- Lead and motivate maintenance teams in the hotels and closely collaborate with the technical infrastructure teams
- Ensure training, scheduling, and supervision meet performance and brand expectations.
- Foster a proactive maintenance culture with high responsiveness and guest satisfaction focus.
- Manage the hotel maintenance budget and ensure optimal inventory of parts, tools, and service contracts.
- Ensure compliance with Croatian and EU safety, hygiene, and environmental regulations.
REQUIREMENTS AND SKILLS:
- Degree or diploma in Electrical, Mechanical, Hotel Engineering, or Technical Facility Management.
- Minimum 7 years of hotel maintenance experience, including at least 3 years in a leadership role within a luxury resort or branded hotel.
- Experience working in an international hospitality environment, ideally with resort experience.
- Strong leadership and team coordination capabilities.
- Proficient in maintenance planning, energy efficiency, and CMMS usage.
- Excellent problem-solving and organizational skills.
- English proficiency required, Croatian or German a plus.
