Role Purpose:

We are seeking an Operations & Technical Manager to join our team in Property Management business line. The Operations & Technical Manager will be responsible for managing all operational & technical activities for dedicated properties, with direct reporting to the Portfolio Manager and Head of Property Management.
Operations & technical experience for more than 3 years is crucial for this position. Via effective management of the site and operational team, they will be responsible to provide the best standards of customer satisfaction, compliance and operational efficiency.

Job Description:

• Responsible for daily monitoring of property condition, recognizing, recording and resolving technical and operational issues
• Manage the service charge budgets of common expenses, attempting to take advantage of the existing synergies to lower the total operating costs of the portfolio
• Responsible for tendering, analysing, selecting and contracting the best companies providing operational & technical services, contractors and suppliers
• Responsible for contracting and performing maintenance works required by the applicable law
• Advise and recommend works and budgets related to investment maintenance and technical improvements of the property
• Responsible for implementation of planned investment maintenance works and property improvements
• Coordinates resolving of technical issues together with property manager
• Responsible for tenant’s replacement procedure
• Coordinates process of tenant’s design delivery and approval
• Organizes and coordinate preparation works for enabling handover of leased premises to tenants
• Organizes handover process with the tenants
• Coordinates works on tenants’ improvements inside the units
• Organizes and coordinate implementation of works related to kiosks and promotional stands
• Prepares cost estimations for the planned works, related to construction or tenants’ replacements
• Approves, from technical perspective, tenants work inside and outside of their leased areas
• Provides support to leasing, marketing and specialty leasing
• Participates in establishing procedures for selection of service providers
• Participates in establishing procedures for tenant’s coordination

Znanja i kvalifikacije:
Person Specification/Requirements

• Degree or trade equivalent to Architecture, Engineering Mechanical, Electrical (or similar technical background)
• Minimum 3 years of experience in an operational, facilities or technical mgmt role
• Experience managing budgets and expenditure is essential
• International work environment experience (real estate field preferably)
• Excellent communication skills
• German language will be considered as an advantage
• Computer and software literate
• Fluent in English
• Driving license
• High level of professionalism and integrity
